NOTICE OF SHERIFF’S SALE
By virtue of a certified copy of a decree to me, directed from the Clerk of the Circuit Court of Vermillion County, Indiana, in Cause No. 83C01-2406-MF-000019, wherein Nationstar Mortgage LLC was Plaintiff, and Michael R. Delp, II, AKA Michael Delp, The United States of America, Secretary of Housing and Urban Development, Indiana Housing and Community Development Authority, Mariner Finance LLC, PAS and Midland Credit Management, Inc. were Defendants, requiring me to make the sum as provided for in said Decree, with interest and cost, I will expose at public online sale to the highest bidder on the 16th day of January, 2025, at the hour of 10 a.m., with a closing time of 11 a.m., or as soon thereafter as is possible, at www.zeusauction.com, the fee simple of the whole body of Real Estate in Vermillion County, Indiana.
A part of the land recorded in Instrument No. 200401339 being in the Southwest Quarter of Section 1, Township 14 North, Range 10 West of the Second Principal Meridian, Clinton Township, Vermillion County, Indiana described as follows:
Commencing at an iron pipe monumenting the West Quarter corner of said section; thence South 00 degrees 35 minutes 40 seconds East along the West line of the Southwest Quarter of said section a distance of 1840.43 feet to a cotton gin spindle and the point of beginning of this description; thence North 89 degrees 24 minutes 20 seconds East perpendicular to the previous course a distance of 250.00 feet to a 5/8 inch iron rebar with a plastic cap stamped ‘SPIRES IN LS 29900015’ hereinafter called a monument; thence South 00 degrees 35 minutes 40 seconds East parallel with the West line of the Southwest Quarter of said section a distance of 522.72 feet to a monument; thence South 89 degrees 24 minutes 20 seconds West perpendicular to the previous course a distance of 250.00 feet to a cotton gin spindle on the West line of the Southwest Quarter of said section; thence North 00 degrees 35 minutes 40 seconds West along said West line a distance of 522.72 feet to the point of beginning containing 3.00 acres, more or less. Subject to all highways, right-of-ways and easements.
