NOTICE OF SHERIFF’S SALE

By virtue of a certified copy of a decree to me, directed from the Clerk of Parke Circuit Court of Parke County, Indiana, in Cause No. 61C01-2311-MF-000398, wherein JPMorgan Chase Bank, National Association was Plaintiff, and Stephen Cortes, Elements Financial Federal Credit Union, Brayden Brodie, C.A. Kremer, Inc. D/B/A AC-Heating & Electrical Service and First National Bank of Omaha were Defendants, required me to make the sum as provided for in said Decree, with interest and cost, I will expose at public sale to the highest bidder on the 18th day of July, 2024, at the hour of 1:30 p.m., or as soon thereafter as is possible, at 458 West Strawberry, Rockville, IN  47872, the fee simple of the whole body of Real Estate in Parke County, Indiana.

 

Part of the Northwest Quarter of Section Seven (7), Township Fifteen (15) North, Range Seven (7) West, Parke County, Indiana, described as follows: Beginning at a point 606 feet East and 171 feet South of the Northwest corner of said Section Seven (7) and running thence South 209 feet to the North side of Howard Avenue in the Town of Rockville, Indiana, thence South 51 degrees 45 minutes East along said Avenue 179.33 feet; thence North 324 feet, thence North 89 degrees 15 minutes West 139.5 feet to the place of beginning and containing .85 of an acre. ALSO: Part of the Northwest Quarter of Section Seven (7), Township Fifteen (15) North, Range Seven (7) West, more particularly described as follows: Beginning at a point 606.0 feet East and 130.0 feet South of the Northwest corner of said Section Seven (7); thence South 41.0 feet; thence South 89 degrees 15 minutes East 72.58 feet; thence North 59 degrees 58 minutes West to the place of beginning, containing .034 of an acre, more or less. ALSO: Part of the Northwest Quarter of Section Seven (7), Township Fifteen (15) North, Range Seven (7) West, located In Parke County, Indiana, more particularly described as follows: Beginning at a point 606.00 feet East and 150.12 feet South of the Northwest corner of said Quarter, said point being on an existing fence; thence South 00 degrees 00 minutes West, a distance of 26.79 feet to the Southwest corner of a 0.029 acre tract conveyed to Rockville community School, Inc., as per Deed Record 160, page 589 in the Recorder’s office of Parke County, Indiana; thence North 74 degrees 52 minutes East, along the South line of said 0.029 acre tract, a distance of 57.41 feet to a point on the Southerly line of a tract conveyed to the Rockville Community Schools, Inc., as per Deed Record 137, page 81 in the Recorder’s Office of Parke County, Indiana; thence South 59 degrees 58 minutes East, along the Southerly line of the Rockville Community Schools, a distance of 97.12 feet to the Southeast corner of a tract conveyed to the Rockville Community School’s as per Deed Record 147, page 174 in the Recorder’s Office of Parke County, Indiana; thence North 00 degrees 00 minutes East a distance of 25.05 feet to a point on an existing fence: thence North 60 degrees 22 minutes West, along an existing fence, a distance of 96.16 feet to a fence corner, thence South 77 degrees 42 minutes 27 seconds West, along a fence, a distance of 57.22 feet to the point of beginning, containing 0.080 acres, more or less. ALSO EXCEPT: Part of the Northwest Quarter of Section Seven (7), Township Fifteen (15) North, Range Seven (7) West, located in Parke County, Indiana, more particularly described as follows: Commencing at the Northwest corner of said quarter section; thence South 00 degrees 00 minutes 00 seconds West (assumed bearing) along the West line of said quarter, a distance of 150.12 feet; thence North 90 degrees 00 minutes 00 seconds east, a distance of 606.00 feet to the point of beginning for this tract; thence South 00 degrees 00 minutes 00 seconds West, parallel with the said West line, a distance of 19.09 feet; thence South 78 degrees 57 minutes 00 seconds east a distance of 142.12 feet; thence North 00 degrees 00 minutes 00 seconds east, a distance of 10.96 feet; thence North 60 degrees 22 minutes 00 seconds West, a distance of 96.16 feet; thence South 77 degrees 42 minutes 27 seconds West, a distance of 57.22 feet to the point of beginning, containing 0.090 of an acre, more or less.
