TO THE OWNERS OF THE WITHIN DESCRIBED REAL ESTATE AND ALL INTERESTED PARTIES

 

NOTICE OF SHERIFF’S SALE

By virtue of a certified copy of a decree to me, directed from the Clerk of Circuit Court of Parke County, Indiana, in Cause No. 61C01-2209-MF-000277, wherein Carrington Mortgage Services, LLC was Plaintiff, and Brian R. Anstett, et. al., were the Defendants, requiring me to make the sum as provided for in said Decree, with interest and costs, I will expose at public sale to the highest bidder on the 16th day of March, 2023, at the hour of 1:30 p.m. of said day at the Parke County Sheriff’s Office, 458 W. Strawberry Rd., Rockville, IN 47872, the fee simple of the whole body of Real Estate in Parke County, Indiana:

 

Parcel 1- 9 ½ acres off the South side of 19 acres off North side of 38 acres off West side of the Southeast Quarter of the Southwest Quarter of Section 6, Township 13 North of Range 7 West. Except: The West 1043.72 feet of 9 1/2 acres off the South side of 19 acres off North side of 38 acres off West side of Southeast Quarter of the Southwest Quarter of Section 6, Township 13 North of Range 7 West, of the 2nd P.M. Nevins Township, Vigo County, Indiana. Subject to easements, covenants, restrictions, leases and other matters of record affecting title to the subject real estate.

 

Parcel 2 – A non-exclusive easement for ingress and egress over and across the following described real estate located in Vigo County, Indiana: 15 feet off of the West side of Lot Number One (1) as shown by the Plat of Land set off to Susan Sanders as made by commissioners in Cause Number 7422, in the Vigo Circuit Court, Martin Biggs, et al., vs. Hugh Montgomery, et al. in Order Book 24, Page 586, said land being on the East side of the South East Quarter (1/4) of the South West Quarter (1/4) of Section Six (6), Township Thirteen (13)

North, Range Seven (7) West, containing 11 acres, more or less.

Subject to easements, covenants, restrictions, leases and other matters of record affecting title to the subject real estate.

More commonly known as: 12130 E Kyle Ave, Rosedale, IN 47874

 

Together with rents, issues, income and profits thereof, said sale will be made without relief from valuation or appraisement laws.

 

All sales are subject to any first and prior liens, taxes and assessments legally levied and assessed thereon.  Neither the Sheriff nor the Plaintiff in this case warrants either expressly or implied any title, location or legal description of any real estate sold at the sale.  Any prospective bidder should obtain their own title evidence before making any bid on any properties subject to this sale.
