NOTICE OF SHERIFF’S SALE

By virtue of a certified copy of a decree to me, directed from the Clerk of Parke Circuit Court of Parke County, Indiana, in Cause No. 61C01-2305-MF-000132, wherein Lakeview Loan Servicing, LLC was Plaintiff, and Robert Leon Turner, Mariner Finance LLC, First National Bank of Omaha and State of Indiana were Defendants, requiring me to make the sum as provided for in said Decree, with interest and cost, I will expose at public sale to the highest bidder on the 16th day of November, 2023, at the hour of 1:30 p.m., or as soon thereafter as is possible, at 458 West Strawberry, Rockville, IN  47872, the fee simple of the whole body of Real Estate in Parke County, Indiana.

 

Part of the East Half of the Southwest Quarter of Section Eight (8), Township Fifteen (15) North, Range Six (6) West, Union Township, Parke County, Indiana, more particularly described as follows: Beginning at a magnetic nail on the North line of said East Half, 119.00 feet South 88 Degrees 48 Minutes 02 Seconds East from a magnetic nail marking the Northwest corner of said East Half; THENCE South 88 Degrees 48 Minutes 02 Seconds East along said North line 277.00 feet to a magnetic nail marking the Northwest corner of a tract conveyed to Maddux in Deed Record 168, page 448, 9/24/1987; THENCE leaving said North line and running South 00 Degrees 27 Minutes 05 Seconds West along the West line of said Maddux tract 220.00 feet to a 5/8″ x 24″ capped rebar marked Deckard Survey (hereinafter referred to as a Deckard rebar); THENCE South 42 Degrees 38 Minutes 29 Seconds West 104.53 feet to a Deckard rebar; THENCE North 84 Degrees 58 Minutes 27 Seconds West 207.44 feet to a Deckard rebar on the southerly prolongation of the East line of a previous survey by this firm as recorded in Instrument#20110776, 4/7/2011; THENCE North 00 Degrees 27 Minutes 05 Seconds East along said East line and its prolongation 284.52 feet to the place of beginning, containing 1.801 acres, more or less. Subject to a right-of-way for “U.S. Highway 36″ along the entire North boundary of the above described tract. EXCEPT: Part of the East Half of the Southwest Quarter of Section Eight (8), Township Fifteen (15) North, Range Six (6) West, Union Township, Parke County, Indiana, more particularly described as follows: Beginning at a magnetic nail on the North line of said East Half, 319.00 feet South 88 Degrees 48 Minutes 02 Seconds East from a magnetic nail marking the Northwest corner of said East Half; THENCE South 88 Degrees 48 Minutes 02 Seconds East along said North line 77.00 feet to a magnetic nail marking the Northwest corner of a tract conveyed to Maddux in Deed Record 168, page 448, 9/24/1987; THENCE leaving said North line and running South 00 Degrees 27 Minutes 05 Seconds West along the West line of said Maddux tract 220.00 feet to a 5/8″ x 24” capped rebar marked “DeckardSurvey Lic#20000203” (hereinafter referred to as a Deckard rebar); THENCE leaving said West line and running North 88 Degrees 48 Minutes 02 Seconds West 77.00 feet to a Deckard rebar; THENCE North 00 Degrees 27 Minutes 05 Seconds East 220.00 feet to the place of beginning, containing 0.389 acres (16938.556 sq. ft.), more or less.
