NOTICE OF SHERIFF’S SALE

 

By virtue of a certified copy of a decree to me, directed from the Clerk of Parke Circuit Court of Parke County, Indiana, in Cause No. 61C01-1801-MF-000043, wherein Wilmington Savings Fund Society, FSB, as Trustee of Juniper Mortgage Loan Trust A was Plaintiff, and Charles Fox and Maria Fox were Defendants, requiring me to make the sum as provided for in said Decree, with interest and cost, I will expose at public sale to the highest bidder, on the 21st day of July, 2022, at the hour of 1:30 p.m., or as soon thereafter as is possible, at 458 West Strawberry, Rockville, IN 47872, the fee simple of the whole body of Real Estate in Parke County, Indiana.

 

The following described real estate in Parke County, Indiana: Part of the Northwest Quarter of Section 23, Township 15 North, Range 8 West, of Adams Township, Parke County, Second Principal Meridian, Indiana and more particularly described as follows: Beginning at a point at the intersection of the centerline of U.S. Highway 41 and the West line of Section 23, Township 15 North, Range 8 West; thence North 01 degree 07 minutes 01 seconds East 325.16 feet to the point of beginning of this description; thence North 01 degree 07 minutes 01 second East 86.02 feet to the North line of the original tract; thence South 89 degrees 53 minutes 02 seconds East 577.50 feet to the centerline of U.S. 41 Highway; thence South 55 degrees 00 minutes 00 seconds West along said center line 490.11 feet; thence North 08 degrees 13 minutes 19 seconds West 193.45 feet to an iron pin set; thence North 88 degrees 14 minutes 15 seconds West 150.00 feet to the point of beginning, containing 1.71 acres, more or less. Subject to all highways, rights-of-way and easements. along the West line of said Section 325.16 feet; thence South 88 degrees 14 minutes 15 seconds East 150.00 feet to an iron pin set; thence South 08 degrees 13 minutes 19 seconds East 193.45 feet to a point on the centerline of existing U.S. Highway; thence South 55 degrees 00 minutes 00 seconds West along said centerline 224.59 feet to the point of beginning, containing 1.005 acres, more or less.
