NOTICE OF SHERIFF’S SALE

By virtue of a certified copy of a decree to me, directed from the Clerk of the Circuit Court of Parke County, Indiana, in Cause No. 61C01-1911-MF-000484, wherein Caliber Home Loans, Inc. was Plaintiff, and Gerald L. Green, AKA Gerald Green was the Defendant, requiring me to make the sum as provided for in said Decree, with interest and cost, I will expose at public sale to the highest bidder, on the 17th day of September, 2020, at the hour of 1:30 PM, or as soon thereafter as is possible, at Sheriff’s Office at 458 West Strawberry Road, Rockville, IN 47872, the fee simple of the whole body of Real Estate in Parke County, Indiana.

 

Tract I

 

A part of the East Half (E l/2) of the Southwest Quarter (SW 1/4) of Section Fourteen (14), Township Fifteen (15) North, Range Six (6) West of the Second Principal Meridian, more particularly described, to-wit:

 

Beginning at a point on the North line of the East Half of the Southwest Quarter of Section 14,

Township 15 North, Range 6 West, which point is North 88 degrees 42 minutes 07 seconds West 782.60 feet from the Northeast corner of said East Half Quarter; thence South 9 degrees 01 minutes East 258.79 feet; thence North 85 degrees 10 minutes West 194.80 feet; thence North 57 degrees 47 minutes West 242.24 feet; thence North 33 degrees 02 minutes West 143.09 feet to the North line of the aforesaid East Half Quarter, thence South 88 degrees 42 minutes 07 seconds East 436.6 feet to the point of beginning, containing 1.94 acres.

 

Also an easement for the right of ingress and egress on and over a strip of land 25.0 feet in width when measured at right angles to, bounded on the North and East by an extending the entire length of the following described line to-wit:

 

Beginning at the Southeast corner of the above described 1.94 acre tract; thence North 85 degrees 10 minutes West 194.80 feet; thence North 57 degrees 47 minutes West 242.24 feet; thence North 33 degrees 02 minutes West 143.09 feet to the Northwest corner of the above described 1.94 acre tract.

 

Also, the use of an easement for ingress and egress over a strip of land 50 feet in width as described in an instrument recorded March 16, 1984 in Miscellaneous Record Vol. 49, page 380.

 

Subject to an easement for the right of ingress and egress on and over a strip of land 25 feet in width when measured at right angles to, and bounded on the North, East and West by an extending the entire length of the following described line to-wit:

 

Beginning at the Northeast corner of the above described 1.94 acre tract; thence South 9 degrees 01 minutes East 258.79 feet to the Southeast corner of said 1.94 acre tract; thence North 85 degrees 10 minutes West 194.80 feet; thence North 57 degrees 47 minutes West 242.24 feet; thence North 33 degrees 02 minutes West 143.09 feet to the Northwest corner of the above described 1.94 acre tract.

A part of the East Half of the Southwest quarter of Section 14, Township 15 North, Range 6

West of the Second Principal Meridian, more particularly described, to-wit:

 

Beginning at a point on the North line of the East Half of the Southwest Quarter of Section 14, Township 15 North, Range 6 West, which point is North 88 degrees 42 minutes 07 seconds West 1219.20 feet from the Northeast corner of said East Half Quarter, thence South 33 degrees 02 minutes East 143.09 feet; thence South 57 degrees 47 minutes East 242.24 feet; thence South 85 degrees 10 minutes East 69.33 feet; thence South 1 degrees 24 minutes East 147.91 feet; thence North 85 degrees 28 minutes West 130.22 feet; thence North 19 degrees 08 minutes West 48.34 feet; thence North 76 degrees 07 minutes West 247.96 feet; thence South 87 degrees 33 minutes West 76.78 feet to the West line of the aforesaid East Half Quarter; thence Northerly 293.30 feet with said West line to the Northwest corner of said East Half Quarter; thence South 88 degrees 42 minutes 07 seconds East 115.45 feet with said North line to the point of beginning, containing 2.21 acres, more or less.

Also the right of ingress and egress on and over a strip of land 30.0 feet in width being 15 feet on each side when measured a right angles to, and extending the entire length of the following described to-wit:
