NOTICE OF SHERIFF’S SALE

TO THE OWNERS OF THE WITHIN DESCRIBED REAL ESTATE AND ALL INTERESTED PARTIES

By virtue of a certified copy of a  decree directed to me from the Clerk of the Circuit Court of Parke, Indiana, in Cause No. 61C01-1405-MF-000159 wherein U.S. Bank Trust National Association, as Trustee of American Homeowner Preservation Trust Series 2013C was Plaintiff and Chester Modesitt, Martha R. Modesit, and Unknown Occupant(s) of RR 3 Box 28 a/k/a 10930 South 625 West, Rosedale, IN 47874 were Defendants, requiring me to make the sum as provided for in said decree with interest and costs, I will expose at public sale to the highest bidder on the 21st day of November, 2019, at 1:30 p.m. on said day, in the, 458 Strawberry Road, Rockville, Indiana, 47872 the fee simple of the whole body in and to the following described real estate in Parke County, Indiana, to-wit:

A part of the Southeast quarter of the Southwest quarter of Section 36, Township 14 North, Range 9 West, Parke County, Indiana, described as follows:

Five (5) acres lying North of the South line of said quarter section, and bounded to the West by the East right-of way line of the Central and Eastern Illinois Railroad, and bounded to the East by the centerline of County Road 625 West, more particularly described as follows:

Commencing at a cotton gin spindle at the Southeast corner of said quarter section; thence South 89 Degrees 34 Minutes 20 Seconds West, bearing is assumed and is the basis of bearings of this description, along and with said quarter section line, a distance of 252.29 feet to a cotton gin spindle at the intersection of the centerline of county road 625 West said point also being the point of beginning of this description; thence continuing said course, a distance of 188.32 feet to a point 33.00 feet perpendicular East of the centerline of the Central and Eastern Illinois Railroad; thence North 03 Degrees 06 Minutes 46 Seconds West parallel with and 33.00 feet perpendicular East of said centerline, a distance of 867.96 feet; thence North 89 Degrees 34 Minutes 20 Seconds East, parallel with the South line of said quarter section, a distance of 378,27 feet to the centerline of county road 625 West; thence Southerly along and with said centerline the next 8 courses: South 15 Degrees 09 Minutes 24 Seconds West, a distance of 70.61 feet to a cotton gin spindle;

South 16 Degrees 32 Minutes 20 Seconds West, a distance of 332.35 feet to a cotton gin spindle; South 14 degrees 36 Minutes 26 Seconds West, a distance of 91.92 feet to a cotton gin spindle; South 11 Degrees 54 Minutes 21 Seconds West, a distance of 34.03 feet; South 07 Degrees 00 Minutes 25 Seconds West, a distance of 38.18 feet to a cotton gin spindle; South 01 Degrees 21 Minutes 30 Seconds West, a distance of 42.69 feet to a cotton gin spindle; South 01 Degrees 15 Minutes 40 Seconds East, a distance of 201.73 feet; South 01 Degrees 15 Minutes 40 Seconds East, a distance of 76.87 feet to the point of beginning, containing 5.00 acres, more or less.
